Why is my faucet dripping, and should I repair or replace it?

A faucet drips when the part that stops the water inside it no longer seals. Which part depends on the faucet:

  • Cartridge faucet. Most single-handle faucets, and many with two handles. The cartridge or its rubber seals are worn.
  • Compression faucet. An older two-handle faucet that you tighten down to close. The rubber washer, or the seat it presses against, is worn.
  • Ceramic disc faucet. The seals under the disc are worn, or the disc is cracked.

Where the water shows up matters too. A drip from the spout is the cartridge or the washer. Water around the handle is usually an O-ring. Water under the sink is usually a supply line or a connection.

Repair a faucet when the body is sound and parts are still made for it. Replace it when the body is corroded or cracked, when the seat is damaged and cannot be replaced, or when parts cannot be found. High water pressure wears faucet seals faster. Provo's 2025 Water Report says household water pressure should stay below 75 PSI (source).

Why does my shower run hot and cold, or drip after I turn it off?

A shower that swings between hot and cold usually has a worn or scaled-up part inside the shower valve. Most shower valves are pressure-balancing valves. A part inside senses when the cold or hot pressure drops, as it does when a toilet flushes, and adjusts the mix so the water does not suddenly turn scalding or cold. When scale makes that part stick, the temperature swings, or the shower stops getting hot.

A shower that keeps dripping long after you shut it off has a worn cartridge, or worn washers and seats in an older valve. A few drips right after a shower are only water draining from the showerhead.

The usual fix for both is a new cartridge or balancing part, put in from the front of the wall without opening it. Hard water is a common cause here. Park City's quarterly hardness tests from the third quarter of 2025 through the second quarter of 2026 ran from 9 to 24 grains per gallon (source).

Why is the water flow low at only one faucet?

Low flow at one faucet, with good flow everywhere else, is a problem at that faucet and not in the water supply to the house. The usual causes are:

  • A clogged aerator. The aerator is the small screen at the tip of the spout. Scale and grit collect in it. It unscrews so it can be rinsed or replaced.
  • A clogged cartridge. Scale and debris lodge in the small openings inside the faucet.
  • The shut-off valve under the sink. It may be partly closed, or failing inside.
  • A kinked or clogged supply line.

Scale from hard water is a common cause here. Provo's 2025 Water Report lists typical hardness of 10–15 grains per gallon and says hard water can cause mineral buildup on fixtures (source). Pleasant Grove City lists 14.6 to 28.7 grains per gallon, depending on the part of the city (source). A water softener cuts down the scale at the source.

Low flow at every fixture is a different problem, usually in the pressure reducing valve, the main water valve, or the water line to the house.

What kitchen plumbing work do you do?

Kitchen plumbing is everything that brings water to the kitchen sink and the appliances beside it, and everything that drains it away. We repair and install:

  • Kitchen faucets. Drips, loose handles, pull-down sprayers that leak, and new faucets.
  • Kitchen sinks. A new sink, or a new basket strainer when the sink leaks at the drain.
  • Supply lines and shut-off valves. The valves and flexible lines under the sink that feed the faucet.
  • Drain lines under the sink. The trap, the tailpiece, and the pipe into the wall.
  • Dishwasher connections. The water supply and the drain hose.
  • Refrigerator water lines. The line that feeds the ice maker and the water dispenser.
  • Garbage disposals. See our garbage disposal page for repair and replacement.

If a supply line under the kitchen sink is dripping, close the shut-off valve it connects to. If the drain is dripping, stop using the sink and put a bucket under it. Then call us.

What bathroom plumbing work do you do?

Bathroom plumbing covers the sink, the shower, the tub, and the toilet. We repair and install:

  • Bathroom faucets and sinks. Dripping faucets, loose or leaking drains, stoppers that will not hold water, and new sinks and faucets.
  • Shower and tub valves. New cartridges for valves that drip or will not hold a temperature, and new valves and trim.
  • Showerheads and tub spouts. That includes a tub spout diverter that sends water to the tub and the shower at once.
  • Tub and shower drains. Leaking drain fittings, tub overflows, and stoppers.
  • Shut-off valves and supply lines. The valve at each sink and toilet, and the line that runs from it.
  • Toilets. See our toilet repair and replacement page.

A slow or clogged bathroom drain is drain cleaning work, which we also do. A stain on the ceiling below a bathroom usually comes from a tub or shower drain, a toilet seal, or a supply line. Stop using that fixture until it is checked.

What happens during a faucet or fixture installation?

A faucet or fixture installation starts with what is already there. The new fixture has to fit the holes in the sink or counter, the sink opening, or, for shower trim, the valve already in the wall. Tell us what you have and what you want when you call. The steps are:

  1. We shut off the water at the valves under the sink, or at the main water valve if the fixture has none.
  2. We disconnect the supply lines and the drain, and take out the old fixture.
  3. We check the shut-off valves and the supply lines. This is the time to replace a valve that is corroded or will not close.
  4. We set the new fixture, seal it, and connect the water and the drain.
  5. We turn the water on, flush the lines, and check every joint for leaks.

A new shower valve is a bigger job than a faucet. The valve body sits inside the wall, so the wall is usually opened from the back or through the tile.

What affects the cost of faucet, sink, and shower work?

We give free estimates and do not post prices. These are the things that change the cost of faucet, sink, and shower work:

  • Repair or replacement. A new cartridge or washer is a smaller job than a new faucet or valve.
  • The fixture. Faucets, sinks, and shower valves vary widely in material, finish, and features.
  • Parts for older fixtures. A cartridge for a faucet that is no longer made can be hard to find.
  • Access. A shower valve behind tile takes more work than a faucet on an open counter.
  • The fit. A new faucet or sink that does not match the old holes or the drain means changes to the counter or the piping.
  • What is under the sink. Corroded shut-off valves and old supply lines may need to be replaced at the same time.
  • Water pressure. The City of Saratoga Springs says pressure there can vary from 40 to 150 psi within a pressure zone (source). High pressure may call for a pressure reducing valve.

We tell you the cost before we start the work.

What it costs

Why we look before we quote

A leak behind a wall and a leak under a sink are different jobs, and so are a short gas line and a long one. We look at the work, then give you a price. The estimate is free.

  • Where the leak or the line is, and how hard it is to reach
  • How much pipe is replaced
  • The length of a gas line and what it feeds
  • Code upgrades the job needs

Larger jobs can be paid over time through Wisetack.

Plumbing questions

Is yours not here? Call (385) 338-6068 and ask. We would rather answer it than have you guess.

How do I shut off the water to a leaking faucet?

Look under the sink for two small valves on the wall or the floor, one for hot water and one for cold. Turn each handle clockwise until it stops. If there are no valves, or they do not stop the water, close the main water valve for the house. Do not force a valve that is stuck. It can break.

Can high water pressure damage faucets and fixtures?

Yes. High pressure wears out cartridges, washers, and supply lines sooner. A pressure reducing valve on the main water line keeps the pressure steady. Eagle Mountain City says its homes sit at various elevations and see different water pressures, and that hard water there can affect the lifespan and effectiveness of these valves, so regular checks are necessary (source).

Does the wall have to be opened to replace a shower valve?

Not for most repairs. The cartridge, the handle, and the trim come out through the front of the wall. Replacing the valve body is different. It is joined to the pipes inside the wall, so the wall is opened from the room behind the shower, through an access panel, or through the tile.

Do I need a plumber to install a new faucet?

Some homeowners replace a faucet themselves. Call a plumber when the shut-off valves under the sink are stuck or leaking, when the supply or drain pipes are corroded, when the new faucet does not fit the holes in the sink, or when the work is inside a wall, as it is with a shower valve.
