Is the water hard in Eagle Mountain?

The city says it is, but it publishes no hardness number. Eagle Mountain City's homeowner page refers to "the hard water in Eagle Mountain" (source). Its 2025 Annual Drinking Water Quality Report lists total dissolved solids of 148 to 1320 ppm across five ground water wells and surface water from the Central Utah Water Conservancy District (source). The report lists no hardness figure, so we do not quote one. Dissolved solids and hardness are two different measures. The city also says it uses different sources at different times of the year, and that taste can change with them (source). So we test the water at your tap before we size a water softener. Have it tested if you see white, crusty scale on faucets and shower heads, or spots on dishes.

Why does water pressure vary so much in Eagle Mountain?

Elevation. Eagle Mountain City says its homes sit at various elevations and get different water pressures, and that a pressure reducing valve (PRV) keeps the pressure inside a home safe and constant. The city adds that hard water can shorten the life of these valves, so they need regular checks, adjustments, and replacement (source). White Hills shows how much height matters. In May 2024 the city said a new tank, built with the Firefly community just south of White Hills, sits 42 feet higher than the old one and will add almost 20 psi of pressure in White Hills (source). If the pressure at your house changed after work on the city system, have your valve checked. High pressure strains pipes, hoses, and valves. We can test yours as part of leak detection.

Who is responsible for the sewer line from the house to the street in Eagle Mountain?

You are, up to the right-of-way. Eagle Mountain City says it maintains and repairs all sewer collection mains, and that residents take care of the sewer service lines from their buildings to the right-of-way (source). If sewage is backing up, keep people and pets away from it and stop running water. Then call the city's utilities emergency hotline, so the city can check its main, and call our emergency line. If the main is clear, the problem is in your line. A sewer camera inspection shows where it is and what caused it. Many clogs clear with cleaning. A line that has sagged, cracked, or pulled apart needs sewer line repair. We go over the camera video with you, and you get a free estimate before any work starts. You decide what to do next.

When do water heaters in Eagle Mountain need to be replaced?

Many are at that age now. The Census Bureau's 2020 to 2024 estimates put the median year built for homes in Eagle Mountain at 2012 (source). ENERGY STAR says to consider replacement once a water heater is more than 10 years old (source). A home built in 2012 that still has its first water heater is past that mark. Hard water adds to the wear. Scale settles on the bottom of a tank, and the burner has to heat through it. You hear rumbling or popping, and hot water takes longer to come back. Water heater repair makes sense when the tank is sound and a part has failed. When the tank itself is failing, it is time to replace it. Our water heater replacement page explains the signs and the choices, tank or tankless.

When should I winterize sprinklers and pipes in Eagle Mountain?

In October. Eagle Mountain City recommends winterizing a sprinkler system each October, or when temperatures consistently turn colder. The same page warns that frozen water pipes can be costly (source). Water left in a sprinkler line can freeze and crack the pipe or the valve. The sprinkler system also has to stay apart from your drinking water. The city's 2025 water report calls an unprotected lawn sprinkler system a cross connection (source). State rule says backflow assemblies shall be tested at least once a year by a certified tester (source). We do backflow testing. If a pipe bursts, close the main water valve where the line enters the house. Then call our emergency line. If water is near outlets or appliances, stay out of it.
