How hard is the water in Salt Lake City?

It depends on the source, and the source changes with the season. Salt Lake City's 2026 water report lists 8.0 to 12.4 grains per gallon at the three city treatment plants: 8.0 at Big Cottonwood, 10.2 at Parleys, and 12.4 at City Creek. Across the city's wells and springs the range is 9.6 to 33.4. The report says that in summer, when mountain stream runoff drops, the city adds groundwater from wells and combines it with treated surface water throughout the system (source). So the water at your tap can change with the season. Hard water leaves scale in water heaters, on fixtures, and inside valves. We test at your tap before we size a water softener. A water heater that rumbles or pops may have sediment on the bottom of the tank. That is a water heater repair call.

How old are the pipes in Salt Lake City homes?

Older than in Utah as a whole. The Census Bureau's 2020–2024 estimates put the median year built for Salt Lake City homes at 1965, so about half are older than that (source). The state's median is 1992 (source). Salt Lake City Public Utilities says that, in its experience, homes built before 1930 are more likely to have a lead service line. Homes built from 1930 to 1959 are less likely, and homes built from 1960 to 1986 are least likely. The city says the line from the meter to the house is typically the homeowner's responsibility, and its page shows how to check yours (source). Inside the house, pressure that has dropped over the years, or pinhole leaks in more than one place, point to repiping. For a leak you cannot see, leak detection finds the spot. We do not guess at the pipe from the age of the house. We look.

Why do drains and sewers back up in Salt Lake City?

Two causes come up most: what goes down the drain, and the age of the pipe. Salt Lake City Public Utilities says items such as feminine hygiene products and baby wipes can cause backups in sewer mains and laterals (source). Pipe ages too. The city is relining what it calls an aging sewer line along West Temple, with a trenchless method that works from the manholes (source). In a house built around 1965, the drain and sewer pipe may be the original. If sewage is backing up, keep people and pets away from it and stop running water. One slow drain usually means a clog close to that fixture, and drain cleaning clears it. A drain that clogs again and again is a reason to look inside the line. A sewer camera inspection shows what is there before you pay for another cleaning.

Does a backflow assembly need a test every year in Salt Lake City?

Yes. Salt Lake City Public Utilities says backflow prevention assemblies are required to be tested annually, under the state plumbing code and drinking water regulations, and that the test is submitted to the water supplier. Its page says preventers are required to be tested annually or 10 days after installation. The city lists common cross connections. At homes they include lawn sprinkling systems, hoses and hose bibs, pools or hot tubs, and secondary water sources such as wells. At businesses they include fire sprinkling systems, boilers, chillers, and process water (source). The city's 2026 water report says its staff survey irrigation systems, industrial plants, and commercial properties for cross connections (source). If the city sends you a letter asking for a test report, we do backflow testing for homes and businesses.

How cold does Salt Lake City get, and what does that mean for plumbing?

Most January nights drop to freezing or below. The 1991–2020 climate normals for the Salt Lake City International Airport weather station show a normal January low of 24.2°F, and an average of 27.4 January days with a low at or below 32°F (source). Know where your main water valve is before winter. It is usually where the water line enters the house, often in the basement or near the water heater. If a pipe bursts, close that valve, then call our emergency line. If water is near outlets or cords, stay out of it, and shut off power at the breaker only if you can reach it from a dry spot. Heat matters as much as water in January. If your house heats with a boiler and it stops, call us for boiler repair. If you smell gas, leave the building and call the gas utility or 911 first.
