Boiler Repair

MurrayNovember 2025

Problem
A boiler system needed to be redesigned and repiped so it would work properly and more efficiently.
What we did
We repiped the system, replaced the boiler flanges so it is easier to service, installed a new spiral vent and fill valve, and added purge ports where they were needed. We turned the indirect tank and moved the gas line over to make more space, wired one of the pumps, and installed a 2699 pump, then tested it and fired it up to make sure it worked.

Remodel Plumbing

MurrayJune 2026

Problem
A home with polybutylene (poly) water piping needed a partial repipe, a new shower valve, and a customer-supplied tub and water heater installed.
What we did
We converted part of the poly piping to PEX, fishing new lines from the ceiling down into the cabinet spaces for the kitchen, the bathroom sinks, and the toilets, and ran a 1/4-inch ice maker line through the cabinets. We replaced the shower valve with a Moen Posi-Temp valve piped in PEX, moved the shower head up about 6 inches and centered it, and installed the tub with its own Moen Posi-Temp valve and a new waste and overflow with brushed nickel trim. We installed the water heater with a new expansion tank, a sediment drip leg, earthquake straps, new water and gas supply lines, and a 4-inch vent to bring it up to code, hauled away the old unit, and replaced the toilet flange.

Main shut-off and pressure regulator

MurrayMarch 2026

Problem
The piping from a 3/4-inch galvanized line up to the pressure regulator needed to be rebuilt.
What we did
We started below the tee with MegaPress fittings and rebuilt the piping all the way to the regulator. We put in two new quarter-turn shut-offs, one for the sprinklers and one for the main, and a new full-brass 3/4-inch pressure regulator valve, then reduced to 1/2 inch on top.

How hard is the water in Murray, and where does it come from?

Murray City's 2025 Water Quality Report lists total hardness averaging 194.5 mg/L, or 11.4 grains per gallon. The lowest level detected across the city's sources was 81 mg/L, and the highest was 463. The report counts 27 sources: 19 deep wells and 8 springs (source). The city says its system is 100% supplied by Murray Water, with no wholesale purchases, and that the water is drawn primarily from deep wells and McGhie Springs near Big Cottonwood Canyon (source). The U.S. Geological Survey calls water above 180 mg/L very hard (source). With a range that wide, the water at your tap can be well above or below the average, so we test at your tap before we size a water softener. Hard water leaves scale where water is heated. A tank that rumbles or pops as it heats has scale on the bottom. We do water heater repair.

Who is responsible for the water line to my house in Murray?

The meter is the dividing line. Murray City's Water Service Lateral Ownership Notice says the property owner owns the water service lateral from the home or business to the city's water meter, and has the responsibility to maintain it. The city maintains the line from the water main to the meter. The notice adds that an owner in a private community may also be responsible for the line from the meter to the main (source). That notice is from Murray City Water. The map in the city's 2025 water report shows three other providers inside Murray: Jordan Valley Water, Salt Lake City Public Utilities, and Taylorsville-Bennion (source). If your water bill comes from one of them, ask that provider where its responsibility ends. Signs of a leak on your side are a water bill that climbs with no change in use and a wet strip of lawn between the meter and the house. We do leak detection to find the spot before anyone digs.

Who is responsible for the sewer line at my home in Murray?

You are, all the way to the main. Murray City's Sewer Lateral Ownership Notice says the property owner owns the sewer lateral that runs from the home or business to the city's mainline in the street or easement. Maintaining it means keeping the line flowing and free of debris such as roots or grease, and repairing breaks. The notice says a lateral may run under the sidewalk, the park strip, and the road, and that the city does not perform maintenance on laterals (source). The city does inspect the work. It says an inspection is required anytime a home's service lateral is being repaired or installed, and it asks for a call 24 hours in advance (source). A sewer camera inspection shows where the pipe is blocked or broken. From there we do sewer line repair, and where the pipe allows it, trenchless sewer repair.

What happens when sewage backs up into a basement in Murray?

Keep people and pets away from it and stop running water. Murray City's sewer FAQ says to call the Public Works Department about a sewer blockage (source). The city's Sanitary Sewer Management Plan says basement backup complaints, before or after regular hours, are dispatched to a system operator who investigates. If the backup comes from a problem in the city's main, the city follows its own emergency and cleaning procedures. If the blockage is in the lateral, the operator will tell you that the city does not own or maintain sewer laterals, and that you will need someone to clean it. The same plan says roots, low points, structural failure, and grease are primary problems lateral owners face (source). That is when to call us. We do drain cleaning to open the line, and a camera shows whether roots or a low point will bring the clog back.

How old are homes in Murray, and what does that mean for the pipes?

The Census Bureau's 2020 to 2024 estimates put the median year built for Murray homes at 1978 (source). About half of the homes are older than that. Murray's 2017 General Plan says homes in Murray are on average older than other homes in Salt Lake County. Its table, from 2013 Census Bureau data, shows 32.3% of Murray's homes built from 1970 to 1979, the largest share of any decade, against 20.9% for the county (source). In a house from the 1970s, the supply pipe and the drain may be the originals. We do not guess at the pipe from the age of the house. Pressure that has dropped over the years, or pinhole leaks in more than one place, point to repiping. A drain that clogs again and again is a reason for a sewer camera inspection.

Is my home in Murray in a creek floodplain?

The flood map answers that, and part of it changed recently. FEMA revised the flood map for Little Cottonwood Creek from about 440 feet downstream of 5600 South to about 280 feet upstream of 900 East, effective December 14, 2023 (source). The city posts the updated map on its flood study page. If your basement has a sump pump, pour a bucket of water into the pit before spring. If the pump does not start and empty it, call us for sump pump repair. The city's sewer plan calls a sump pump or foundation drain connected to the sanitary sewer an illegal connection (source), so the pump has to discharge somewhere else. If water is already on the floor, stay out of standing water, and shut off power at the breaker only if you can reach it from a dry spot.

Can a water leak raise my sewer bill in Murray?

Yes. Murray City says monthly sewer rates are calculated from the previous year's water consumption during the winter months, which it defines as November 1st through April 30th. Its page asks, "Can a water leak affect my sewer bill?" and answers yes. The city says that if you had a leak outside the home during the winter months, you may be eligible for an adjustment, and that multiple criteria must also be met (source). So water lost in winter can cost you twice, once on the water bill and again in the next year's sewer rate. Watch for a bill that climbs with no change in use, a toilet that keeps running, or the sound of running water when every faucet is off. We do leak detection and toilet repair. Ask the city about the adjustment once the leak is fixed.
