Recirculation line repair

South JordanSeptember 2026

Problem
A press-fit PEX adapter on the recirculation line was leaking.
What we did
We cut into the recirculation line on both sides, cut off the old adapter, and soldered on a new one in place of the press fitting. We added a second shut-off valve above the recirculation pump so the pump can be isolated for service.

The home needed a new 50-gallon water heater.
What we did
We installed a 50-gallon Rheem water heater with new water supply lines, a new gas flex line, and a new expansion tank, and hauled away the old unit.

How hard is the water in South Jordan?

The City of South Jordan lists its water hardness at 7 to 10 grains per gallon and calls it hard. The same page gives an average pH of 7.75, and no test date (source). The city says it purchases all of its drinking water from Jordan Valley Water Conservancy District, whose main sources include Deer Creek and Jordanelle reservoirs and the Provo River watershed, along with some groundwater. The U.S. Geological Survey calls water hard from 121 to 180 mg/L, which is about 7 to 10.5 grains per gallon (source). Hard water leaves scale where water is heated. You see it as white crust on faucets and hear it as rumbling in a water heater tank. The city's number is for the whole system, and your tap can differ. We test at your tap before we size a water softener, and we do water heater repair when scale has already done its work.

What should I know about secondary water and backflow in South Jordan?

Part of South Jordan waters lawns with secondary water. The city delivers it from four main canals whose main source is Utah Lake, in a season that typically runs May 1 to October 15. The city says the water is not filtered for debris, and that the homeowner maintains the system from the stop and waste valve and keeps it in compliance with backflow regulations (source). The city's 2025 water report says that if your property has access to secondary water, the city will be doing an audit for backflow devices (source). State rule says backflow assemblies shall be tested at least once a year by a certified tester (source). Canal water and drinking water must stay separate. We do backflow testing for homes and businesses, and we repair or replace an assembly that fails.

Who handles the sewer in South Jordan, and who fixes a backup?

The city does not run the sewer. South Jordan lists Jordan Basin Improvement District as the sewer provider (source). The District says that if a stoppage is in its main, it fixes it. If the problem is in the private line that connects your house to the main, the District tells you so you can get it fixed, because it is against the law for it to work on private property (source). If sewage is backing up, keep people and pets away from it and stop running water. The District says that turning off all water use will generally stop a backup that starts in the house plumbing or the private line. We do drain cleaning for a clogged line. When a drain clogs again and again, a sewer camera inspection shows what is inside the pipe before you pay for another cleaning.

How old are homes in South Jordan, and why does that matter for plumbing?

The Census Bureau's 2020 to 2024 estimates put the median year built for South Jordan homes at 2007 (source). The city's General Plan describes two different places. The western part of the city is home to Daybreak, a master planned community. The eastern part is known for large lots, quiet neighborhoods, and historic homes (source). In a home built around 2007, the water heater that came with the house is close to twenty years old, and hard water is rough on tanks. In an older east side home, the drain and supply pipe can be much older than that. Pressure that has dropped over the years, or pinhole leaks in more than one place, point to repiping. We do not guess at the pipe from the age of the house. We look at it and show you what we find.

What should I do if a pipe freezes in South Jordan?

Shut off the water first if the pipe has burst. South Jordan says that if your water pipes freeze and burst, turn off the water at the main shut-off valve in the house, which is usually in the basement, and make sure everyone in the family knows where that valve is. The city also says never to thaw a pipe with a torch or other open flame, and not to use electrical appliances in areas of standing water (source). Before the cold comes, the city's advice is to disconnect garden hoses, insulate outdoor faucets, and insulate pipes in crawl spaces, garages, unfinished basements, and attics. If a pipe has burst, call our emergency line once the water is off. If water is on the floor, stay out of standing water, and shut off power at the breaker only if you can reach it from a dry spot. For a leak you cannot find, we do leak detection.

How do you schedule plumbing jobs in South Jordan?

We do not have an office in South Jordan. Our shop is in Lehi, and our plumbers drive to South Jordan from there, whether the job is in Daybreak or on the east side of the city. We do not post an arrival time on this page, because we have not measured one and will not promise a number we cannot keep. When you call, a person tells you when a plumber can be there. For a burst pipe, a sewage backup, or no hot water, call our emergency line. It is answered 24/7. For planned work, such as a water softener or a backflow test before the canals open, you can book a visit. Estimates are free, and you get the estimate before any work starts. Our work carries a guarantee, and financing is available for larger jobs.
