Very hard, by the city's own scale. Herriman City says its local wells usually run 25 to 60 grains per gallon, and that water from Jordan Valley Water Conservancy District usually runs 10 to 12. The city calls water very hard at 10 grains per gallon and above. Its page gives no test date (source). The city's 2025 Water Quality Report lists no hardness figure. It does list total dissolved solids from not detected to 1632 ppm, sampled in 2025 (source). Dissolved solids and hardness are two different measures. The city says hard water is not a health hazard, but it leaves mineral deposits on dishes, shower doors, and appliances. You also hear it as popping in a water heater tank. The city's water FAQ says many people in Herriman use water softeners for the whole home (source). We test at your tap before we size a water softener, and we do water heater repair when scale has done its damage.
Because the city changes sources. Herriman's 2025 Water Quality Report says its water comes from five wells, one spring, Jordan Valley Water Conservancy District, and Bluffdale City (source). The city says three of its groundwater sources have total dissolved solids above 1,000 mg/l, so it blends that water with Jordan Valley water, which averages about 250 mg/l. Each year in mid-October, Herriman moves to its winter source and uses only Jordan Valley water. The city says that water is significantly softer than its well water (source). Well water comes back into the mix for summer, when the city's water FAQ says usage peaks (source). So the water at your tap in July may not be the water you had in January. The city's page gives a contact for help finding your home's typical hardness level. We test the water at your tap, in the season you call, before we size a softener.
If drinking water can reach them, yes. Herriman City says a backflow assembly is needed anytime culinary water will or may be used for irrigation, and it recommends a Reduced Pressure Zone assembly (RPZ). A certified backflow technician must test the assembly within 10 days of initial use and every year after that. No assembly is required if secondary water is the only supply for the sprinklers (source). State rule also says backflow assemblies shall be tested at least once a year by a certified tester (source). Before winter, the city's water FAQ says to drain sprinkler lines thoroughly, and it recommends removing the backflow device and storing it in the garage (source). We do backflow testing for homes and businesses in Herriman. If an assembly fails, we show you the readings and explain the repair. An assembly that froze and cracked over the winter has to be replaced with an approved one.
Some Herriman yards are watered with secondary water. The city's water FAQ says it is only available to some areas, and that it is not treated and is not for human consumption (source). The city says it is typically available between early May and mid-October. Before you use it, you must call the city for an inspection of your sprinkler connection to the secondary service line. The homeowner hooks up to the line outside the secondary meter box and connects to nothing inside it. If you plan to water with both culinary and secondary water, the city describes a swing-line, which lets only one supply feed the sprinklers at a time, and it requires a current backflow assembly test report (source). The two supplies have to stay apart. The city's water report lists an improper connection to a secondary, untreated water line as a common cross connection (source). If you are not sure how your sprinklers are tied in, call us and we will look.
Start at the water meter. Herriman City's water FAQ gives the steps. Turn off every faucet and make sure no water is running. Look at the meter. If the dial is moving, there is a leak. Next, turn off the main valve inside your home and the main valve for the sprinklers, and check the meter again. If it is still moving, the leak is in the main water line between the meter box and the house. If it stopped, turn the sprinkler valve back on. If the meter still shows no flow, the leak is inside your home. The city recommends hiring a plumber to locate and repair leaks on your property (source). We do leak detection to find the spot before anyone digs or opens a wall. Other signs of a leak are a water bill that climbs with no change in use, and the sound of running water when every faucet is off.
A sewer district does. Jordan Basin Improvement District says it is responsible for collecting sewage in Herriman, along with Bluffdale, Draper, Riverton, and South Jordan (source). The district says that if the stoppage is in its main, it fixes it. If the problem is in the private line that connects your house to the main, the district tells you so you can get it fixed, because the law does not let it work on private property (source). If sewage is backing up, keep people and pets away from it and stop running water. The district says turning off all water use will generally stop a backup that starts in the house plumbing or the private line. We do drain cleaning when the line is clogged. When a drain clogs again and again, a sewer camera inspection shows what is inside the pipe before you pay for another cleaning.
Most are new. The Census Bureau's 2020 to 2024 estimates put the median year built for Herriman homes at 2013 (source). Herriman City says Census data shows it was the fastest-growing city over 10,000 residents in the United States between 2010 and 2019 (source). Building has not stopped. The city says Olympia, a 933-acre development in northwestern Herriman, is being built in phases (source), and that its southern hillside includes Rosecrest, Panorama, and South Hills (source). In a house built around 2013, the water heater that came with the house is more than ten years old, and hard water is rough on tanks. If yours rumbles, leaks at the base, or runs out of hot water sooner than it used to, call us about water heater replacement. We do not guess from the age of the house. We check, and we show you what we find.
We do not have an office in Herriman. Our shop is in Lehi, and our plumbers drive to Herriman from there, whether the job is in Rosecrest, in Olympia, or anywhere between. We do not post an arrival time on this page, because we have not measured one and will not promise a number we cannot keep. When you call, a person tells you when a plumber can be there. For planned work, such as a water softener or a backflow test before secondary water comes on, you can book a visit. Estimates are free, and you get the estimate before any work starts.
