Who is responsible for the sewer line at my home in West Jordan?

You are, all the way to the main. West Jordan says residents and businesses are responsible for their lateral pipe from the building out to, and including, the connection to the city main line. That includes the part that runs past your property and into the street. The city is responsible for its mains and manholes. If a blockage in the city's main backs sewage up into your home, the city says it is responsible for the repairs. If the blockage is in your lateral, the repair is yours (source). If sewage is backing up, keep people and pets away from it and stop running water. The city asks you to call it, and it will help work out whether the trouble is in its main or in your lateral. A sewer camera inspection shows where the pipe is blocked or broken. From there we do sewer line repair, and where the pipe allows it, trenchless sewer repair.

Which sewer system serves my part of West Jordan?

Most of the city is on West Jordan's own system. The city's 2025 Sanitary Sewer Master Plan Update counts 365 miles of pipeline that flow by gravity from the west toward the east. Three districts cover the rest. Kearns Improvement District owns and maintains the sewer in the Oquirrh Shadows and Woods Ranch areas. South Valley Sewer District, now called Jordan Basin Improvement District, collects certain locations south of 9000 S near the east side of the city. Taylorsville-Bennion Improvement District has limited areas along the northern border (source). It matters when a line backs up, because the main in your street belongs to whoever serves your address, and that is who you call about the main. The pipe from your house to that main is a private line in every one of them. When a drain is slow or clogged, we do drain cleaning, and we can tell you whether the clog is in your line.

How long do sewer pipes last in West Jordan?

West Jordan publishes numbers for its own mains. The city says its mains include concrete, clay, and PVC pipe, that concrete and clay mains have an average service life of 50 years, and that PVC main has an expected service life of 100 years (source). Those figures are for the city's mains. Your lateral is a separate pipe, and what it is made of depends on when the house was built. The Census Bureau's 2020 to 2024 estimates put the median year built for West Jordan homes at 1995 (source), so about half the homes are older than that. We do not guess at the pipe from the age of the house. A camera shows what is there. The city's own advice to owners is to keep fats, oil, and grease out of the drain and to have the private lateral serviced regularly. A drain that clogs again and again is a reason to look inside the line before you pay for another cleaning.

How hard is the water in West Jordan?

West Jordan's 2026 Water Quality Consumer Confidence Report lists total hardness averaging 182.7 mg/L, about 10.7 grains per gallon. The low was 16.00 mg/L and the high was 602, last sampled in 2025. The report says 93% of the city's water comes from Jordan Valley Water Conservancy District and 7% from city-owned groundwater wells (source). The U.S. Geological Survey calls water above 180 mg/L very hard (source). The wide range means the water at your tap can be well above or below the average, so we test at your tap before we size a water softener. Hard water leaves scale where water is heated. A tank that rumbles or pops as it heats has scale on the bottom. We do water heater repair and water heater replacement. If you smell gas, leave the house and call the gas utility or 911 first, then call us.

Does groundwater matter for a basement in West Jordan?

It can on the east side. West Jordan's 2025 Sanitary Sewer Master Plan Update says five major irrigation canals run through or end in the eastern half of the city, and that groundwater levels are higher in the eastern portion of the city. It says groundwater gets into the city's sewer pipes mostly in the irrigation season, and that little gets in west of 4000 W, where the groundwater table is deeper and there are no canals (source). That plan is about sewer mains, not basements. The Utah Geological Survey says shallow groundwater can flood basements and damage buried utility lines (source). If your basement has a sump pump, pour a bucket of water into the pit before spring. If the pump does not start and empty it, call us for sump pump repair. If water is already on the floor, stay out of standing water, and shut off power at the breaker only if you can reach it from a dry spot.

Do my sprinklers in West Jordan need a backflow test?

Yes, every year. West Jordan's 2026 water report says landscape sprinkling systems connected to the public drinking water system must have an approved backflow prevention assembly and be tested annually. It also tells residents to install a hose bib vacuum breaker on each threaded hose bib around the home (source). State rule says backflow assemblies shall be tested at least once a year by a certified tester, and lets the water system make the customer responsible for the test (source). The same report says about 66% of West Jordan residents' culinary water is used for landscape irrigation, so sprinkler lines carry a large share of the city's drinking water. We do backflow testing for homes and businesses in West Jordan. If an assembly fails, we show you the readings and explain the repair.
