    Sewer Camera Inspection

    SandyAugust 2026

    Problem
The customer wanted a camera inspection of the sewer line.
    What we did
We pulled a basement toilet and ran the camera 46 feet out to the city sewer. We saw a blemish in the line at 40.5 feet and another at 35.5 feet, which look like pressure from rock or something hard under the pipe. The line was clear of roots and breaks.

    Toilet Repair and Replacement

    SandyApril 2026

    Problem
One toilet needed to be reset, and the customer had a new toilet to replace another.
    What we did
We reset the first toilet with a new supply line, wax ring, and hardware. We installed the toilet the customer supplied with a new wax ring, supply line, and hardware, and hauled away the old toilet.

    SandyNovember 2025

    Problem
A shower needed a new drop ear and shower arm, the metal flue venting needed to be corrected, and three PEX fittings in the mechanical room needed to be replaced.
    What we did
We replaced the drop ear and the shower arm in brushed nickel. We corrected the metal venting from the fitting and straightened it so the exhaust drafts properly. We replaced a 1-inch 90-degree fitting and two 3/8-inch 90s in the mechanical room.

  • Refrigerator water line replacement

    SandyNovember 2025

    Problem
A refrigerator water line needed to be replaced.
    What we did
We cut the sheetrock and peeled back the vent to fish a 1/2-inch PEX line over to the kitchen island, then sleeved a 1/4-inch line through it. We put a new shut-off under the kitchen sink where it is easy to reach, and replaced the two SharkBite fittings in the kitchen. We also added a Studor vent on the floor drain next to the mechanical room.

How hard is the water in Sandy, and where does it come from?

Sandy's 2025 Water Quality Report lists total hardness of 160 mg/L, about 9.4 grains per gallon, in the treated surface water the city receives from Metropolitan Water District of Salt Lake and Sandy. The sample is from 2024. The report lists no hardness figure for the city's wells (source). That matters, because Sandy also pumps groundwater from its 16 wells, and the city says those wells supply water in the hot summer months when demand is high. So the water at your tap in July may not be the water you had in January. The U.S. Geological Survey calls water from 121 to 180 mg/L hard (source). Hard water leaves scale in a water heater tank, and a tank that rumbles or pops as it heats is telling you so. We do water heater repair, and we test at your tap before we size a water softener.

Is my basement in Sandy at risk when the snow melts?

It can be, mostly near the water. Sandy City says it is at risk of spring runoff flooding, particularly in areas near the Jordan River and Little Cottonwood Creek, in addition to 5 other creeks within the city boundaries. In the spring of 2023, its flood map marked the land 200 feet beyond the FEMA floodplain on each side of the creeks as the main concern (source). The city's flood guidance says to have check valves installed in the plumbing to keep flood water from backing up into your drains, to make sure your sump pump is working, and to consider having a backup (source). Pour a bucket of water into the sump pit before spring. If the pump does not start and empty it, call us for sump pump repair. A battery backup keeps the pump running when the power is out. If water is already on the floor, stay out of standing water, and shut off power at the breaker only if you can reach it from a dry spot.

Who is responsible for the water line to my house in Sandy?

The meter is the dividing line. Sandy's 2025 Water Quality Report says the city is responsible for the water service line from the main in the street to the meter, which is typically near the property line. The property owner is responsible for the line from the meter to inside the home. The same report says the city's initial inventory found all service lines to be non-lead (source). A leak on your side of the meter is yours to fix. Signs of one are a water bill that climbs with no change in use, a wet strip of lawn between the meter and the house, or the sound of running water when every faucet is off. We do leak detection to find the spot before anyone digs. If you are not sure which side of the meter the leak is on, call us and we will find out.

Do my sprinklers in Sandy need backflow protection?

Yes. Sandy City says all landscape sprinkling systems, new or existing, must be equipped with approved backflow protection. The city's reason is plain: fertilizer, weed killer, and animal waste on a lawn can flow back into the drinking water when pressure in the city main drops. The same page says each threaded hose connection should have a hose bib vacuum breaker (source). State rule says backflow assemblies shall be tested at least once a year by a certified tester, and lets the water system make the customer responsible for the test (source). We do backflow testing for homes and businesses in Sandy. If an assembly fails, we show you the readings and explain the repair. An assembly that froze and cracked over the winter has to be replaced with an approved one.

How old are homes in Sandy, and what does that mean for the pipes?

The Census Bureau's 2020 to 2024 estimates put the median year built for Sandy homes at 1985 (source). About half of the homes are older than that. The oldest are in Historic Sandy, the original square mile between 8400 S, 700 E, 9000 S, and State Street, which the city calls its oldest neighborhood (source). The city's General Plan says Sandy's population boomed between 1970 and 2000, mostly in new subdivisions east of Historic Sandy, and that newer neighborhoods are being built in The Cairns (source). In a house from the 1970s or 1980s, the supply pipe and the drain may be the originals. Pressure that has dropped over the years, or pinhole leaks in more than one place, point to repiping. A drain that clogs again and again is a reason for a sewer camera inspection. A camera shows what is there.

How do you schedule plumbing jobs in Sandy?

We do not have an office in Sandy. Our shop is in Lehi, and our plumbers drive to Sandy from there, whether the job is in Historic Sandy, in The Cairns, or along one of the creeks. We do not post an arrival time on this page, because we have not measured one and will not promise a number we cannot keep. When you call, a person tells you when a plumber can be there. For a burst pipe, a sewage backup, or no hot water, call our emergency line. It is answered 24/7. For planned work, such as a new water heater or a sump pump check before the runoff, you can book a visit. Estimates are free, and you get the estimate before any work starts. Our work carries a guarantee, and financing is available for larger jobs.
